Gemdale International Garden (Ningbo)

Situated at the Zhonggong Temple Street, Xincheng District, Yinzhou, Ningbo City and close to Yinzhou District Government and Yinzhou Park, the plot of Ningbo 4th Bus Company neighbors Yin County Avenue and boasts of convenient traffic to Ningbo downtown. The project will cover a 67,348m2 land, have floor area ratio of 2.0 and provide home for 865 households. Scheduled to start from March this year, this project is the first real estate project invested by Gemdale in Ningbo, and the entire community will be about 160,000m2.
Based on the form of the plot, this project will provide eight tall residential buildings arranged along two sides on east and west.
In the regard of environment design, Gemdale Ningbo project takes China¡¯s modern urban culture approach as key elements, and merges the view-creating methods of China¡¯s classic and modern gardens. The project takes the central view belt as core, and via the approach of planting, view-creating and integrating inner delicate small volume architecture, creates an environment which changes as the viewer moves even one step. The architectural unit design language uses extremely simple design approach, forcefully depicts the strength and sense of being tall and straight with virtual and real, simple body, and creates unique sense of architectural volume. Setting off from the principle of ecological architectonics, the room layout design fully uses natural sunshine and ventilation, lowers energy consumption, introduces ¡°front court and back yard¡± into tall residential building, and makes it a highlight of integration of living space and nature of family. To address the residence demand of community citizens, Gemdale works with Yinzhou District Government to introduce the noblest kindergarten, a British school, into the residential quarter. Gemdale Green Spring Town (Shanghai)

Green Spring Dawn is a low-density townhouse development project. It is conveniently located in Jia Ding District of Shanghai, 30 minutes drive from People's Square, adjacent to the Outer Ring Road and the R3 light-rail train line. It covers an area of 140,000 square meters.

Green Spring Dawn by Gemdale has the spirit of Chinese architecture. It also has characteristics of contemporary townhouses: Biological environment made up of bamboo forest and other plants, innovative L-shaped building group configuration, south-facing private gardens with areas between 40-100 square meters, building depth of 6.6-7.5 meters, living room ceiling height of 4.2-4.5 meters, double space under-ground parking, sufficient space between adjacent buildings, extra-large outdoor patio and private but spacious master bedrooms.

The first phase will be finished by October 2004. The second phase will be finished by the April of 2004. The third phase is scheduled to be finished by June of 2005.

Gemdale Green Spring Bank (Shanghai)

Gemdale Green Spring is located in the Xi Men area of Jiading District in Shanghai. The site area is 122,000 square meters, and the total building area is 164,000 square meters. The project is comprised of 4-5 story low-density garden apartments, 6-story apartment buildings, 11-14 story low-rise residential towers and town houses. It has also luxury club houses, street-front shops, an agricultural product market and a kindergarten. The design architect is P&H, a Canadian architectural firm, which utilized existing river and man-made water ways, blended public parks with private gardens, and designed innovative building forms. The project aims to create in the center of the city a prestigious luxury residential development that combines nature with modern life style. The first phase of the project will be finished by the end of 2004. The second phase is scheduled to be finished by August of 2005.
