On February 28th, Gemdale Corporation and Jia Bao Group signed agreement with Shanghai Jiading District Government for "Green Style", a 1.4 million-square-meter residential development project in Shanghai.
"Gemdale Corporation Company Culture Year Kick Off Ceremony" was held on May 9th. The theme of the year was "Improve our Capabilities", and the culture of the year was "openness, sharing and prosperity"
Dongguan Gemdale Real Estate Investment Co. Ltd was established on June 23rd, 2003.

On July 8 th , the Comprehensive Business Department of the National Engineering Research Center for Human Settlements held in Yizhuang-based Jin Jiang Fu Guo Hotel the Inspection Meeting of First Batch National Healthy Construction Pilot Project, in which the Gemdale Green Town Healthy Residential Quarter Pilot Project was inspected and passed.
Starting from August, Gemdale Home World Customer Club organized house owners and club members a campaign to donate for poverty-hit students in Qinghai named as "Love Upholds the Dream of Going to School", contributed some materials to poverty-hit students of Datong County, Qinghai Province, expressed the sense of social responsibility of Gemdale and the efforts made to add "social value".

On December 24 th , Gemdale successfully issued more shares in A-share market, 109 institutional investors including nearly 70 funds, social security funds portfolio and QFIIs made purchase requests outside the market, with the effective number of shares requested reaching 3,468 million.
On December 30 th , the securities registration work of new shares issued was completed, and the number of shares of Gemdale grew from 270 million to 370 million. Approved by the Shanghai Stock Exchange, new shares issued this time was tradable in the market effective from January 6 th 2005.

At 3:00PM, January 15 th , the inaugurating ceremony of House Sales Center of Gemdale Vision Trip was held, executives of Pudong Development Group and Gemdale gathered together to celebrate the commencement of Gemdale Vision Trip Project on which the two groups joined hands to cooperate.
On February 4 th , the new logo system of Gemdale was formally put into use within the company. At the night of that day, HR Dept organized a ceremony to kick off the use of new logo, and more than 400 Gemdale employees witnessed this exhilarating historic moment.
On February 7 th , Gemdale successfully obtained the right to develop the No. 013 Plot 2004(auctioned), Junnan District, Tianjin City. Situated at Shuanggang Town, Junnan District, Tianjin, this project would cover an area of 377,333m 2 , with the floor area ratio not greater than 1.4. This land is limited to residential purpose.
In March, according to the last statistical data of Shenzhen Municipal Planning & Land Bureau, Gemdale Homage Hill of Gemdale (Shenzhen) Company ranked 4 th in Shenzhen and 2 nd in Futian District by sales revenue in 2004.
On April 8 th , Gemdale Tianjin Company was formally founded, registered as "Gemdale Tianjin Real Estate Development Co., Ltd", with registered capital of 28 million RMB.
On April 11 th , "Science Illustrates Residence -- Gemdale Brand New Image Launch and 2004 Performance Promotion Fair" campaign lasted for half a month, showed in Beijing, Wuhan, Shanghai and Shenzhen respectively, Gemdale formally showed to the external world the Gemdale Brand New Image and the brand philosophy of "building home with science", and in the mean time introduced to visiting guests the excellent achievement Gemdale made in 2004. This is a key milestone of Gemdale Brand construction history.
On May 7 th , Pufa Gemdale Vision Trip, the most differentiated project in Shanghai real estate market, started to sell apartments pompously. 215 apartments were sold in the first day. It created a miracle in the stagnant Shanghai housing market.
On May 22 nd , "the No. 1 Explosion" highly focused by people of all walks of life, the demolition and explosion of old buildings of Shenzhen Yunong Village was completed smoothly. The total area of explosion of Yunong Village was up to 51,000m 2 . 16 tall buildings were exploded at one time, reaching the highest record in explosion area, scale and technical difficulty in China.
On July 5 th , the founding ceremony of Gemdale Tianjin Real Estate Development Co., Ltd was held in Renaissance Tianjin Hotel. In the morning of October 8 th , invited by the Business School, University of Columbia, U.S., Chairman Ling Ke made a keynote speech to nearly 100 EMBA students in Warren Hall. In his speech, Chairman Ling Ke elaborated on the status quo and development prospect of real estate market of China, operating mode of Chinese and American real estate developers, exploration and trial of Gemdale in real estate investment, and answered questions raised by students.

On January 10, 2006, Sohu 2005 China New Vision Annual Best Enterprise Public Image Awarding Ceremony was held in Centennial Memorial Hall of Peking University. Gemdale Group was awarded with Best Enterprise Public Image Award and "Best Employer Award".
In the early January 2006, at the Annual Work Meeting and “Good News” Appraisal Meeting 2005 for the magazines and journals in Shenzhen, Gemdale Monthly and Gemdale Real Estate News won the comprehensive awards of “TOP 10 Magazines and Journals of Shenzhen” for magazine and newspaper category. Gemdale Group was the only enterprise winning such two awards.
At the end of December 2005, Gemdale Group conducted the agreement signing ceremony with Jiaxin Group over the cooperation on "Xi'an Zijing Garden Plot", Gemdale successfully entered Xi'an market. A new round of strategic expansion thought of the Group showed initial effects. The acquirement of Xi’an project played an important role for Gemdale to enter the market in Northwest China, indicating the second round of regional expansion of Gemdale Group has had a pleasant start and would further promoted the national real estate brand image of Gemdale around China.
On February 26-28, 2006, the Kick-off Meeting 2006 of Gemdale Group ended successfully in Shenzhen Swissbel Hotel after 3-day intense and hot discussion. The 3-day meeting included three sessions of strategic planning, operation and investment plan and subsidiaries and reported and discussed specifically on the main operation and management aspects of Gemdale in 2006. At the meeting, participants listened to the key work reports of the subsidiaries in 2006; and finally all departments and subsidiaries of Gemdale entered into KPI contracted with Gemdale Group.
On March 10, 2006, Gemdale (Group) Co., Ltd and China Construction Bank Co., Ltd entered into a strategic cooperative agreement with total credit of RMB 3 billion in Shenzhen Wuzhou Guest House. This is another nationwide headquarter bank level strategic agreement since the signing of RMB 2 billion strategic agreement entered into with Bank of Agriculture in September last year. The signing of this strategic cooperation agreement indicated that Gemdale Group had been the nationwide high-quality customer and strategic partner of China Construction Bank; and also, this meant that the financing capacity of Gemdale Group had reached a new step.
On March 22, 2006, the ceremony of breaking ground of Gemdale Ningbo Bus Project was held. As the first real estate listed company introduced by Yinzhou District government of Ningbo, Gemdale participated in the formal commencement of Gemdale Ningbo Project. This not only promoted the development Yinzhou New District but also would bring a new future for the urban construction of Yinzhou, greatly promoting the quality of the real estate of Ningbo. In the construction of Ningbo Project, Gemdale would adhere to the philosophy of scientific construction, insist on the principle of constructing fine real estate with professionalism and create a new life space for the people of Ningbo, and thus it would establish a firm foundation for the cross-regional development for Gemdale Shanghai Company.
On April 10, 2006, the list of “Annual Top 20 Enterprises in Comprehensive Strength 2005” of Wuhan real estate development industry was issued and Wuhan Gemdale Real Estate Development Co., Ltd was selected into the list.
• On April 29,2006 , "2006 China Real Estate Academy Forum and Awarding Ceremony" jointly sponsored by Schoolfellow Office of Economics and Management School of Tsinghua University and Soufun.Com was held in Tsinghua University. Beijing Gemdale Plaza was awarded with "2006 China Real Estate Academy Office Building Golden Award" by the organizing committee.
On May 12-13, 2006, Gemdale Group National Property Management Work Meeting was held in Shenzhen. Under the philosophy of “New thought, new action and new height”, Gemdale has researched and discussed such issues as national strategic layout, national property management service consistency, management service mode, etc. The related departments of nationwide property companies, self-owned property management offices, etc attended this meeting and made keynote speeches and presentations.
On May 19, 2006 , "2006 China Top Ten Real Estate Listed Companies" Awarding Ceremony was held in Beijing grandly. Gemdale Group remained in the rank of China Top Ten Real Estate Listed Companies. Gemdale had been in the rank of China Top Ten Real Estate Listed Companies for five years running since it went public. In addition, at this awarding ceremony, Gemdale Group was honored as one of "2006 China Real Estate Listed Company Most Admired by Fund Managers".
On May 27, 2006, China Real Estate TOP 10 Research Group held the "Research Report of Top Ten Real Estate Listed Companies" press conference in the news release hall of the News Office of the State Council. Gemdale Group ranked the 4th place in "2006 China Top 10 Real Estate Listed Companies in Overall Strength", the 6th place in "2006 China Top 10 EVA Real Estate Listed Companies" and the 4th place in "2006 China TOP 10 Best-Performing Real Estate Listed Companies".
On June 22, 2006, in the "2006 China Residence Innovation Model" appraisal activity was held in Diaoyutai State Guesthouse in Beijing. On September 16, 2006, “China Blue Chip Real Estate Annual Appraisal and Prize-giving Ceremony 2006” sponsored by Economic Observer and Sina.com was held grandly in Beijing Asia Hotel. On January 5, 2007, “China Real Estate New Vision-Harmonious Real Estate Summit Forum 2007” sponsored by Sohu.com and House Focus.cn was held grandly in Beijing. At this summit meeting, the organizer announced the news events influencing the real estate market, the annual person of contribution and brand real estate enterprise of leadership for 2006 appraised by cyber citizens; and Gemdale Group won the title of “China Real Estate New Vision Brand of Leadership 2007”.
On January 10, 2007, the “Annual Meeting of China Real Estate Business 2006 and Prize-giving Ceremony of Excellent Corporate Citizen of China Real Estate” sponsored by China Real Estate Business was grandly held in Kerry Center, Beijing. China Real Estate Business and China Association of Social Workers- Corporate Citizen Commission jointly organized the 1st Excellent Corporate Citizen of China Real Estate”. Gemdale, due to complying with the standards for the appraisal of the Excellent Corporate Citizen of China Real Estate, was awarded with the title of “Excellent Corporate Citizen of China Real Estate 2006” and became an excellent sample of China real estate in undertaking social responsibility.
On the afternoon of January 10, 2007, 2007 China Immersion Experience-‘real estate panel’ organized by Harvard Business School and co-organized by Gemdale Group was held in Venice Hall of Crown Plaza Hotel & Resort Shenzhen. This was the last station for the China Trip of Harvard Business School for one week. The meeting started formally at 13:30 and Mr. Ling Ke, board chairman of Gemdale Group attended the meeting. The meeting was held by Mr. Sun Jian, vice president of Kearney Group and about 80 MBA students of Harvard Business School attended this exchange.
At 19:00, January 11, 2007, the prize-giving dinner of “New Estate 5th Anniversary Golden Ceremony” was grandly held in Beijing Kerry Center Hotel. At this ceremony, Gemdale won 4 awards. On March 8-10, 2007, the Kick-off Meeting 2007 of Gemdale Group ended successfully in Guangzhou Country Garden Hotel after 3-day intense and hot discussion. The 3-day meeting included such agendas as strategic planning for 2007-2011, organization control and HR cultivation, investment management ability, comprehensive incentive system, operation plan and financial budget 2007, the operation guarantee measures for all subsidiaries 2007, etc. and reported and discussed specifically on the main operation and management aspects of Gemdale Group in 2007. At 16:00 of March 14, 2007, Gemdale Group held the 2006 Gemdale Group Annual Report and Recommendation Meeting in the Banqueting Hall of Shanghai Pudong Jinmao Tower and there were approximately 40 fund and securities financial institutions in Shanghai attending this meeting.
On April 6, 2007, Gemdale Group, with total price of RMB 840 million and floor slab price of RMB5,530/m², acquired a central plot, in Hexi of Nanjing and successfully entered the market of Nanjing. This was a milestone for Gemdale Group in its further development in the Yangtze River Delta and had a good beginning for its wonderful development of 2007. The entry into the market of Nanjing to acquire this plot was the important step for Gemdale Group to further its development in the Yangtze River Delta and one of the important development targets for Gemdale to enter the Class 2 cities in Zhejiang, such as Ningbo. The acquisition of this plot established a firm foundation for the quick expansion of Gemdale Group for the next round and also became the important window for Gemdale to understand the real estate of Jiangsu.
On April 17, 2007, Sina 4th China Real Estate Innovation Summit Meeting and Prize-giving Ceremony was held in Beijing. With its excellent product capability, perfect management system, quickly growing development scale and increasing brand value, Gemdale was awarded with “TOP 10 Most Powerful Real Estate Enterprises of China”.
On April 23, 2007, “China International Forum on Healthy Residence Theory and Practice 2007” organized by CNERC of the Ministry of Construction and China Architecture and Design Research Institute was held in Dalian. On the morning of April 26, 2007, Shenzhen Municipal People’s Government grandly held Shenzhen Famous Trademark Work Meeting in Wuzhou Guest House. At 8:30 a.m., May 8, 2007, the opening ceremony of the new office building of Gemdale Group Shanghai Company was grandly held in front of the new office building of Gemdale Green World, Nanxiang Town, Jiading District, Shanghai. On the afternoon of May 2, 2007, Gemdale Group Xi’an Company formally acquired two excellent plots in Xi’an. These two plots (numbered QJ1-10-28 and QJ1-10-29 respectively and with temporary name of Lotus Lakeside) were located in the hottest CBD of Qujiang New District of Xi’an. The total net floor area of the plots was 135,6000m2 and the FAR was 1.2 and the plots were of Class 1 residence land with use period of 70 years.
On June 6, 2007, China Real Estate TOP10 Research Team established jointly by ERI/DRC of the State Council, Real Estate Research Institute of Tsinghua University and China Index Research Institute held China Real Estate Listed Company Research Achievement Release Conference 2007 in Beijing Westin Hotel. According to the data of the annual reports of the listed companies of China real estate from 2003 through 2006, an evaluation system was established from TOP 10 in comprehensive strength, TOP10 in EVA (Economic Value Added) and TOP10 in real estate blue and TOP 10 listed companies of China real estate in research achievements of 2007. On July 7-8, 2007, the Bo'ao-21st Century Real Estate Forum, the is the highest-level and the most influential professional real estate forum in China until now sponsored by 21st Century Business News was held in Hainan. Ling Ke, the board chairman of Gemdale Group was invited to attend this forum and made a keynote speech with the topic as “the Coming of the Real Estate Finance Times” to talk about the close tie between the development of real estate and finance, introduce his experience for Gemdale Group in the practice in the real estate finance market and the real estate capital market. In July 2007, the prize-giving ceremony of the Typical Chinese Residence Recommendation Activity sponsored by China Construction News was grandly held in Diaoyutai State Guesthouse in Beijing. More than 200 officials, experts, entrepreneurs and architects around China and more than 40 presses of Beijing and other places attended this meeting. In July 2007, the Hope School in Jinzhai financed by Gemdale Group Shanghai Company completed the preparation and got design and shop drawings, cost budget, selection of constructor, etc. ready. As early as the late of July, Gemdale Nanjing Company came to Jinzhai to formally organize the constructor to start the removal and relocation. On January 12, 2008, “China Real Estate Annual Meeting 2007-2008” jointly organized by China Real Estate Business and Sina Net was held in Beijing Marriott Hotel. On January 31, 2008, Gemdale Group and UBS AG Global Asset Management Group executed the cooperation agreement regarding jointly sponsoring the establishment of “UBS/Gemdale China Real Estate Investment Fund” and investing in the establishment of “UBS/Gemdale Investment Management Company” outside China; this fund was expected to raise USD0.2-0.3 billion. From February 28 to March 1, 2008, the kickoff conference 2008 of Gemdale Group was held in Heshan, Guangdong. Over 70 people including the high and middle management from HQ and various subsidiaries attended this conference.
On March 12, 2008, the eight-year-term corporate debentures equal to 1.2 billion of Gemdale Group (“08 Jin Di Zhai”) was successfully issued and about RMB 1.2 billion fund raised reached the corporate account on March 13.
On April 9-22, 2008, the Overseas Elite Recruitment Activity 2008 of Gemdale Group successfully developed. During almost 2 weeks, the recruitment team comprising 5 people and led by Zhang Huagang, the President of the Group successively visited these 6 famous universities, i.e. Stanford University, Columbia University, Harvard University, Massachusetts Institute of Technology, Chicago University, Northwestern University where the team conducted special recruitment activities. During this period, at the request of Greater China Business Conference, Kellogg School of Management, American Northwestern University, Zhang Huagang made a keynote speech on the topic of GROW WITH CHINA; he systematically introduced the current situations and development opportunities of China real estate industry and took Gemdale mode for example to introduce the innovations and developments of Chinese excellent real estate enterprises in the real estate finance field, winning wide attention and praise of the participants present at the conference.
On June 30, 2008, First Show of the Innovative Achievements of Gemdale Group was held in Shenyang. This Show covered fruitful results achieved in architectural research through 20 years’ development history of Gemdale Group. As an important integral part of the 20th anniversary activities, this Show was successively held in seven cities such as Shenyang, Beijing, Shenzhen and Wuhan, which played a great role in improving Gemdale brand influence.
In June 2008, the “China Real Estate Top 10 Research Report” completed by ERI/DRC of the State Council, Real Estate Research Institute of Tsinghua University and China Index Research Institute, was officially issued in Beijing. Gemdale Group again was listed TOP10 Listed Companies of China Real Estate. This was the 6th time for Gemdale Group to be listed since the formal operation of such research in 2003.
Since May 12, 2008 when Sichuan Province suffered from 7.8-magnitude earthquake, the earthquake relief work and living conditions of disaster-affected population affected the feeling of all Gemdale people. Gemdale Group immediately donated RMB 11 million to the earthquake-stricken area, among which RMB10 million was used to build 1000 portable dwellings to solve actual problems in daily life of the people in the struck area and RMB 1 million was directly transferred to the struck area via Red Cross Society of China. At the same time, Gemdale employees also went into action forcefully. Within only one week, the employees of Gemdale Group and its subsidies totally donated more than RMB 1 million, which was directly transferred to Wenchuan Government to solve actual problems for local people. In December 2008, Guangdong Real Estate Committee specially awarded the title of “Real Estate Enterprise Impressing Guangdong” to Gemdale Group in order to commend Gemdale for its active contributions to the earthquake relief work.
In June 2008, after almost half a year’s repeated discussion and modification, the Code of Conduct for Gemdale Employees was formally published. This Code had the same origin as Road of Gemdale – the cultural platform of Gemdale, but it added more behavioral norms with practical operation sense based on the original conducts. This Code was an effective weapon to standardize the personal behaviors of Gemdale employees and improve the team cohesion and fighting capacity.

On April 25, 2009, the national 9th World Intellectual Property Day, State Administration for Industry and Commerce of the People's Republic of China officially announced the certification result of the newest famous trademarks, with Gemdale Trademark recognized as one of famous trademarks in China.
On April 29, 2009, Gemdale Shanghai Company successfully won the bid for Plot 3, Xujing, Qingpu, Shanghai.
In June 2009, the “China Real Estate Top10 Research Team” comprising ERI/DRC of the State Council, Real Estate Research Institute of Tsinghua University and China Index Research Institute, through half a year’s comprehensive testing and analysis, officially announced the result to the public in June. In all the four testing dimensions, Gemdale Group ranked TOP10. In the three dimensions of TOP10 in Comprehensive Strength of Listed Real Estate Companies in Shanghai Stock Exchange and Shenzhen Stock Exchange, TOP10 in Operation Scale of Listed Real Estate Companies in Shanghai Stock Exchange and Shenzhen Stock Exchange and TOP10 in Investment Value of Listed Real Estate Companies in Shanghai Stock Exchange and Shenzhen Stock Exchange, Gemdale ranked in 3rd place. Gemdale ranked 4th place among TOP10 in wealth creation capacity of listed real estate companies in Shanghai Stock Exchange and Shenzhen Stock Exchange. On June 14-15, 2009, the 9th 21st Century Bo'ao Real Estate Forum was held in Hainan. Ling Ke, the Chairman of the Board of Gemdale, was invited to attend this forum and made a keynote speech with the topic as “Firmly Grasp Opportunities and Develop Steadily”. Mr. Ling also accepted the exclusive interview by the Voice of Economics program of China National Radio and 21st Century Business Herald. At 15:30 on July 3, 2009, the spot bid for 16# Estate Project in North District in Daxing New Town was conducted in Beijing Land Reserve Center. After fierce competition, Gemdale Beijing Company successfully won the bid for this project at the total price of RMB1.562 billion.
On August 6, 2009, Gemdale formally executed the strategic framework agreement on cooperative investment with Ping An Trust. Ping An Trust would take advantage of the trusted third-party assets management platform, design detailed stock right trust plan for each cooperation project and invest in good projects together with Gemdale. In the next three years, the total cooperation amount was expected to reach RMB10 billion, among which, about RMB 3 billion for the Year 2009.
On August 17, 2009, the signing ceremony of the Strategic Cooperation Framework Agreement between Gemdale Group and Industrial & Commercial Bank of China was grandly held in Wuzhou Guesthouse, Shenzhen. Industrial & Commercial Bank of China Limited was our important strategic partner. Based on the requirement of the company development, Industrial & Commercial Bank of China planned to provide financing credit equal to RMB 30 billion within three years, which indicated the overall improvement and furtherance of the cooperation level between Gemdale Group and Industrial & Commercial Bank of China.

On March 10, 2010, the annual report introductory meeting 2009 of Gemdale Group was held in 1st conference room, 6/F, Headquarter. Ling Ke, the Chairman of the Board and Huang Juncan, the President attended this meeting, introduced the development strategy of Gemdale Group and the operation achievements of the year 2009 to the representatives of institutional investors and reporters from the media and made prospects for the future company development.
The first financing of Real Estate Fund - Phase I sponsored jointly by Gemdale Group and UBS AG (Global Asset Management) was formally completed; this fund was the first foreign-capital real estate investment fund successfully sponsored and raised by a real estate developer in Mainland China. This fund was USD fund; five investors were respectively from Holland, Belgium, Switzerland, the Middle East and Asia.
On May 26, 2010, the “Capital, Credit and Responsibility” Real Estate Financial Summit was held in Shenzhen Sunshine Hotel with the participation of the leaders of Shenzhen Branches of ICBC, ABC, BOC and CCB, the four state-owned banks of China and the related leaders of Guangdong Real Estate Credit Rating Committee; and People’s Daily and People Net jointly issued the enterprises listed into “the 2nd TOP 10 of Credit of Shenzhen Real Estate (2010)”, including Gemdale (Group) Co., Ltd..
